Search for space in Sharjah and you will see "warehouse", "industrial unit" and "factory" used almost interchangeably. The labels matter less than what the space lets you do. Here is how to tell what you actually need.
A storage warehouse
Built mainly to hold goods. The priorities are floor area, clear height for racking, easy truck access and security. Power needs are usually modest: lighting, a small office and perhaps forklift charging.
Typical users: traders, distributors, e-commerce and third-party logistics (3PL) companies.
An industrial unit
Built for activity, not only storage. Alongside space and height, it needs higher electrical capacity, room for machinery and often a mezzanine for offices or light assembly.
Typical users: light manufacturers, workshops, printing and packaging businesses, food processing and cold storage.
Five questions that decide it
- Will you run machines or only store goods? Machines mean you need more power.
- How high do you need to stack? Every extra metre of clear height adds racking levels, and more stock per dirham of rent.
- Do you need cooling? Cold rooms need both power and space for equipment.
- Do you need an office or mezzanine? A tall unit gives room to add one without losing floor space.
- Where are your customers? Access to main roads and airports cuts delivery time and cost.
When one unit can do both
A unit with generous height and high power is flexible: you can start with storage and add light production later without moving. That is how Al Maha warehouses are designed, with 10 m clear height and 125 kVA per unit.
