Leasing a warehouse in Sharjah: the steps and documents to prepare

Finding the right unit is only half the job. The other half is the paperwork that lets you actually move in and operate. Knowing the steps in advance helps you plan your move date and avoid paying rent on a unit you cannot use yet.

Requirements can change and vary by activity, so always confirm the current details with the relevant authority or your business setup advisor. This guide gives you the general path.

1. Check your licence and activity

Your trade licence activity must match what you will do in the warehouse, whether that is storage, trading, light manufacturing or workshop work. Companies licensed in a free zone usually need to operate inside that free zone, so a mainland warehouse may require a mainland licence or an additional permit. Sort this out before you sign.

2. Prepare your documents

Landlords usually ask for:

  • A copy of the trade licence, or the licence application if the company is new
  • Passport and Emirates ID copies of the signatory
  • Company documents showing who can sign, such as a memorandum or power of attorney
  • Contact details for the person responsible for the unit

3. Agree the commercial terms

Get these in writing before signing: rent and its basis (usually per sq ft per year), payment schedule and number of cheques, security deposit, service charges, any rent-free fit-out period, lease length and renewal terms. Ask who pays for maintenance and repairs.

4. Sign and register the tenancy contract

In Sharjah, tenancy contracts are registered and attested with Sharjah Municipality. The attested contract is often needed for licence renewal, utility connection and other government services, so keep copies ready.

5. Connect utilities

Electricity and water in Sharjah are supplied by SEWA (Sharjah Electricity, Water and Gas Authority). You will usually need the attested contract and a deposit to open an account in your name. Check the available power capacity before you plan heavy equipment.

6. Fire safety and fit-out approvals

Before operating, make sure the unit has a valid civil defence approval. If you add racking, offices, partitions, cold rooms or change how the space is used, you may need fresh approvals. Plan these into your timeline.

7. Plan the move

Book racking installation, internet, signage and insurance early. Many delays come from small items left to the last week.
