A site visit is your best chance to avoid expensive surprises. Take this checklist with you and ask for each item in writing before you sign.
The building
- Clear height. Measure from the floor to the lowest obstruction, not to the roof peak. This sets how many racking levels you can use.
- Floor condition and load. Look for cracks and uneven areas, and ask what floor loading the slab is designed for if you will use heavy racking or machines.
- Doors and loading. Check the size of the shutter door and whether trucks can turn and reverse easily in front of it.
- Mezzanine or office space. Confirm whether one exists or can be added, and who pays for it.
Services
- Electrical capacity. Ask for the supply in kVA and whether it is three-phase. Compare it with your equipment list.
- Water and drainage. Essential for food, cleaning and some production processes.
- Fire safety. Check sprinklers or fire systems, extinguishers and that the unit holds a valid civil defence approval.
- Ventilation and cooling. Ask what is allowed if you plan to add air conditioning or cold rooms.
Location and access
- Roads and travel time. Drive the route at the hours your trucks will use it.
- Parking and security. Staff parking, visitor access, gates and CCTV.
Costs and contract
- What the rent includes. Confirm the rent basis (per sq ft per year), service charges, security deposit and who pays for utilities and maintenance.
- Licensing and permitted use. Make sure your trade licence activity is allowed in the unit and the area before you commit.
